what are we investing in when we invest in Fintown?

When we invest in Fintown we are not investing directly in rental properties, but in mezzanine loans. A mezzanine loan is an unsecured form of subordinated debt. This means that if the borrower defaults, the borrower’s assets will be sold to cover a senior loan (mortgage) before other obligations, such as subordinated debt, are paid off.

It is worth noting that a higher yield can be obtained on Fintown than is typically achieved on “rental property” platforms and projects. On other platforms, rental projects typically yield around 6%-7%, whereas on Fintown we will see projects yielding between 9-12%,

It is also important to mention that the Vihorev Group itself has “skin in the game” with at least 20% equity in each of the projects.

Profitability in Fintown

A return of between 9% and 14% per annum can be achieved, depending on the projects invested in. Some projects offer up to 15% per annum.

Interest is paid monthly on rental projects and on completion on development-bullet projects.

Secondary market

Fintown does not have a secondary market, but offers the possibility of direct early exit. After the initial investment period, which can range from 1 to 36 months, depending on the project, it is possible to exit the investment without any costs or penalties and collect the interest accrued to date.

It is also possible to exit the investment before the initial term of the project, but in this case there will be a cost.


Despite having long-term projects and not having a secondary market, if what we are looking for is liquidity, we can have it in Fintown.

For this we can invest in projects that have a short minimum period (Min term). There are projects from as little as 1 month. This means that we can exit the investment early without penalty and receive interest after the first month at any time. It should be borne in mind that projects with a shorter minimum term offer lower returns.

In addition, if we need to unwind the investment at any time, we can do so before reaching the minimum term, although in this case with a penalty. Even if we lose part of the main capital, we must bear in mind that this is an advantage over other platforms that do not offer this possibility.

is there a repurchase guarantee?

The loans do not have a repurchase guarantee. We are used to seeing this type of guarantee in personal and consumer loans, but in this case we are talking about another type of loan: real estate.

does it have mortgage collateral?

No, in Fintown we are investing in mezzazine loans, these are subordinated loans. However, they are backed by the vacation rental business and we know the figures and results, as it is already in operation.

My opinion on Fintown

Although as an investment platform for private individuals it is young, we are talking about a company (the Vihorev Group) that has extensive experience in the real estate investment and holiday rental market. Moreover, Prague is a very touristic city, where there is a high demand and occupancy practically all year round. This supports the projects/loans we are investing in, for which we also have figures and results from previous months and years.

Of course, as every investment has its risks and here we have to take into account that these loans are not backed by mortgage collateral but by the guarantee of the holiday rental business. But in exchange for this we are also getting a higher return than we have in other rental platforms. In Fintown we can see projects offering up to 15% per annum.

Another advantage of investing in Fintown is that we will receive monthly interest from the moment we start investing. Something that does not happen in other real estate crowdfunding platforms where we have to wait months to start seeing income from our investment.

I also like the possibility they offer of being able to withdraw from the investment after a minimum period of time without penalties. And even to exit the investment at any time, although this comes with penalties, but at least we have the possibility to do so if we really need to.

For all these reasons, it seems to me a good platform to consider for diversifying an investment portfolio. Here we are investing in real estate projects/business in a territory beyond the usual one offered by other platforms in the Baltic countries or Spain. We are going to invest in one of the most touristic capitals of Central Europe.
